
More than 350 acres of timber and pastureland east of Arkansas Highway 72 in and north of Little Flock recently changed hands for $9.5 million. The purchase price equals $26,207 per acre.
Oak Landing Partners LLC, a Delaware limited liability company, bought the 351.05-acre property along Sugar Creek Road.
The Estate of Lisa K. Pitts, represented by Jeffrey H. Fox, was the seller. Fox is the founder and CEO of Little Rock-based investment firm Circumference Group. City Title & Closing was the title agent.
Oak Landing has been buying property in Northwest Arkansas since 2022. Its previous Benton County transaction, signed by company treasurer Luke Mitchell, was a December property transfer to the Northwest Arkansas Land Trust of about 21.4 acres along Arkansas Highway 12 in Springtown. Mitchell is treasurer for multiple Walton family affiliates.
A majority of the property in the most recent transaction is just north of Little Flock, but 29.54 acres is in the city limits. The property includes a two-story, 3,336-square-foot house and a pole shed.
The Pitts Family Trust paid $1.4 million for the property in November 2012. Springdale-based United Bank was the seller.
Bentonville Residential
Nearly 12 acres of residential property east of the Interstate 49 and Arkansas Highway 72 interchange in northeast Bentonville recently sold for $2.65 million. The purchase price equals $226,495 per acre.
LCG Arkansas Venture 1 LLC, whose member is Robert Goltermann, bought 11.7 acres in the 3500 to 3600 blocks of East Central Avenue (Highway 72). Goltermann is co-founder and CEO of St. Louis-based real estate firm LCG Capital Management.
MGH 72 LLC, whose managing member is Brian E. Hooper of Rogers, was the seller. Waco Title Co. in Springdale was the title agent. Wild Basin Real Estate Investments LLC, organized by Richard Jaggers, provided a three-year loan of $1.7 million. Jaggers is president and CEO of St. Louis-based general contractor Alberici Corp. Also, Greg Kozicz, board chairman of Alberici, provided a three-year loan of $700,000.
The property includes two single-family homes, two detached garages, three pole sheds and a utility building. The single-story homes range from 2,311 to 1,690 square feet.
MGH 72 purchased the property in separate transactions in 2017 for a combined $856,000. The sellers were Pensco Trust Co. and James E. and Alana L. Axe.
Siloam Springs Store
A 4,500-square-foot retail property along U.S. Highway 412 in Siloam Springs recently sold for $2.47 million. The purchase price equals $548 per square foot.
Siloam Springs SW LLC, managed by Zane Schartz, bought the Sherwin-Williams Paint Store building on 1 acre at 211 N. Simon Sager Ave. Schartz is president of Dallas-based real estate investment firm Freedom Commercial Real Estate.
Tulsa, Okla.-based Direct 2 Development LLC, whose managing partner is Anthony Reiss, was the seller. Reiss is managing partner of construction management firm Direct 2 Completion, with offices in Tulsa and Oklahoma City. Waco Title Co. in Springdale was the title agent. Leawood, Kan.-based NBKC Bank provided a loan of $1.6 million.
Built in 2025, the single-story building, east of Lowe’s and Walmart, is leased to Cleveland-based Sherwin-Williams.
Direct 2 Development bought the land in January 2024 for $436,500. Cale Properties LLLP, led by Douglas Wade Allen, was the seller.
Farmington Residential
Six residential lots in the Goose Creek Village addition in north Farmington have a new owner after a recent transaction worth $2.38 million. The purchase price equals $397,580 per lot.
Fayetteville-based Riggins Ventures LLC, managed by Dakota Riggins, bought the lots in the 400 and 500 blocks of West Gosling Isle and the 500 block of West Canada Drive.
A Northwest Arkansas affiliate of Arlington, Texas-based homebuilder D.R. Horton Inc., whose division president is Scott Partlow, was the seller. Muskogee, Okla.-based Armstrong Bank provided a 30-year loan of $1.87 million.
The D.R. Horton affiliate purchased the property as part of a larger transaction in December 2022 for $46.8 million. The seller was Riggins Commercial Construction & Development Inc., whose authorized agent is Darin Riggins.
