Meandering Way Partners LLP sold the property for $11.5 million in a deal that closed April 14. The property was acquired by Stratofortress Inc., with Rodney Wirth listed as the president. Meandering Way Partners was owned by Little Rock-based First Capital Management, according to records from the Arkansas Secretary of State.

The 128-unit Harbortown Apartments were built in 1983, according to Apartment Finders.

The second-largest deal in the second quarter was the $5.4 million sale of more than 8 acres at 5500 Rogers Ave., in Fort Smith. The deal, which closed May 7, had Pamela and Joseph Holley and other members of the Holley family selling the property to Catch Cart Holdings LLC, which is owned by Bradford Randall, owner of the 118-year-old dealership.

“I’m happy to say that my family business is not going anywhere. We now own the land and the building that we’ve been in since 1967,” Randall said.

The Randall family has owned the dealership since 1934, and it is the fourth-oldest Ford dealership in the United States, according to Randall. Prior to the transaction, the dealership leased the property from the Holley family.

The third-largest deal in the quarter was for an apartment complex located at 5201 Spradling Ave., in Fort Smith. The deal, which closed June 5, was valued at $3.1 million, with Hautere Fund II selling the property to Hendrix Apartments LLC.

The property was sold by Platinum Building Group, owned by Fort Smith-based Norris Group, to Bentonville-based Sanders Properties. The deal closed Feb. 5. Sanders Properties also paid $2.855 million in July 2023 for two apartment properties at 7800 Joseph St., and 1615 Jackson St., in Fort Smith.

The largest deal in 2023 was the $5.7 million sale of Southbrooke apartments on 8201 U.S. 271 S., in Fort Smith. The complex was sold by Dallas-based FS Southbrooke to Fort Smith-based Southbrooke Fort Smith. The new owners plan at the time to renovate the 129-unit apartment complex.
