South Australia’s property market is seemingly immune from the winter blues, with new data showing there are four suburbs where real estate agents are selling either a house or a unit a day.
According to PropTrack sale data for the past 12 months, Adelaide city has recorded the highest number of sales of a single property type – either houses or units – of any suburb over the past 12 months, racking up an impressive 554 unit and apartment sales.
The median price of these was $535,000.

Mount Gambier, in the state’s south east ranked second, recording 498 house sales over the year to notch up a $499,000 median.
The other two suburbs to record more than 365 sales of either houses and units was Mount Barker in the Adelaide Hills, and Morphett Vale in the southern suburbs.
Mount Barker recorded 480 house sales in the past year, with the median being $733,940, while Morphett Vale recorded 391 house sales.
Its median was $700,000.
Murray Bridge, Aldinga Beach, Munno Para West, Paralowie, Port Lincoln and Andrews Farm rounded out the top 10 list – all for house sales.

Ray White Adelaide City agent Andrew Downing, who has sold 32 properties in the city in the past year, said apartments were hot property.
“We’ve been selling in the city for a long time and a lot of our clients used to be investors, but a lot of people now want to live in the city so I’m finding the quality of the builds is improving, so we’re getting a lot of downsizers seeking them out because the quality is there, the infrastructure is great and there are some fantastic events that draw them here too,” he said.

Mr Downing said value growth – which had typically been sluggish in the city as the majority of a property’s value is in its land – had improved too.
“Looking back through the decades, if you’d bought in 1995 and sold in 2010 you’d have been lucky to get your money back in some parts of the city, but now if you buy off the plan in a rising market, by the time the property’s built you’ve made money,” he said.

Teacher Danielle Tanti, who is selling her 16b/16-20 Hurtle Square, Adelaide home through Mr Downing, bought in 2021 and has loved the lifestyle city living offered her.
“The best part about living in the city is the convenience and buzz,” she said.

“Everything is right at your doorstep – I think this quadrant is the best as it is a 10-minute walk to the mall and the market, and all the best restaurants and cafes are within that radius.
“I love driving, but I love the fact that I don’t need to use my car most days even more.”

Ouwens Casserly agent Jackie Bayly, who has sold 12 properties in Mount Barker in the past year, said sales had been strong.
“It’s the fastest-growing non-coastal town in Australia … it’s hugely popular with families and has lots of great offerings for all buyers and budgets,” she said.
“The foot is still very much on the throttle and it doesn’t look like slowing down any time soon.”
