Fourteen residential lots in Farmington recently changed hands for a combined total of more than $5.3 million. The total purchase price equals an average of $378,794 per lot.

Beacon Ventures LLC, managed by John Daniel Benninghoff, bought eight lots on West Gosling Isle in the fifth phase of the Goose Creek Village addition and one lot on Texas Avenue and five lots on Arizona Street in the Wagon Wheel West addition.

The seller was a Northwest Arkansas affiliate of Arlington, Texas-based homebuilder D.R. Horton, whose assistant secretary is Lane Riggins. Muskogee, Okla.-based Armstrong Bank provided 30-year loans with a combined total of more than $4.15 million.

The D.R. Horton affiliate acquired the property as part of a larger land transaction for $46.8 million in December 2022. The seller was Riggins Commercial Construction & Development Inc., whose authorized agent is Darin Riggins.

Bentonville Pasture
Nearly 27 acres of pasture on Arkansas Highway 12 east of the Benton County Fairgrounds has a new owner after a recent transaction worth $4.8 million. The purchase price equals $178,107 per acre.

Barron Road LLC, managed by Chris Richard Reed of Watts, Okla., bought 26.95 acres northeast of Highway 12 and Barron Road in Bentonville. Barron Road purchased the property on behalf of RLP Developments LLC, managed by Russel Lee Plumley of Bentonville. RLP Developments shares an address with Bentonville-based RLP Home Builders.

The seller was Centerton-based Highland LLC, whose managing member is Cynthia H. Coughlin. City Title & Closing LLC was the title agent. Rogers-based Generations Bank provided a one-year loan of $3.57 million.

Highland acquired the property as part of a larger land purchase for $8.71 million in December 2002. The seller was Lee Harris Farms Inc.

Lowell Townhomes
Ten two-unit residential properties between U.S. Highway 71B and Honeysuckle Street in Lowell recently sold for $4.73 million, equal to $236,700 per unit.

Hudson Steel LLC, managed by Christopher Woodard of Bentonville, bought the two-story townhomes in the 1400 and 1500 blocks of Bermuda Street and in the 300 block of Alfalfa Avenue in the Flyway Meadows addition. Hudson Steel previously bought eight townhomes in the addition for $3.78 million. Woodard is CEO of Baxter Properties Inc., doing business as Bentonville-based real estate development firm Flyway Ventures.

The seller was a Northwest Arkansas affiliate of Arlington, Texas-based homebuilder D.R. Horton, whose chief financial officer is Bill W. Wheat. Searcy-based First Security Bank previously provided a two-year loan of $13.7 million.

Built in 2025, the 78-unit Flyway Meadows addition offers three-bedroom units that range from 1,528 to 1,690 square feet.

Benton County Farm
A more than 41-acre broiler farm on Stateline Road west of Sulphur Springs recently sold for $3.93 million. The purchase price equals $94,516 per acre.

Meadow Hill Farm LLC, whose managing members are Brandon Minh Sy and Trinh Duy Tran of Decatur, bought the 41.58-acre farm in northwest Benton County.

The seller was Rockin C Farms LLC, whose members are Janette Chevallier and John Chevallier of Sulphur Springs. Waco Title Co. in Springdale was the title agent.

Russellville-based Farm Credit Services of Western Arkansas provided a 15-year loan of $2.56 million. The U.S. Department of Agriculture provided a 15-year loan of $600,000.

The property includes a two-story, 1,370-square-foot home, six 33,000-square-foot broiler houses, pole shed and utility building. Rockin C Farms paid $240,000 for the property in September 2015. The seller was Donald Lynn Wells.

Cave Springs Property
Nearly 37 acres of timber and pasture south of Arkansas Highway 264 in Cave Springs recently sold for $3.87 million. The purchase price equals $105,000 per acre.

Lowell-based Bentley Holdings LLC, whose members are Gene Nicholas and Candia Nicholas, bought the 36.95-acre property on Ford Lane. The seller was Sherrie Smircich of Lowell. City Title & Closing LLC was the title agent. Searcy-based First Security Bank provided a three-year loan of $5.62 million.

The property includes 2,128-square-foot and 1,344-square-foot mobile homes, well houses and various other buildings.
