
An 80-acre farm in western Benton County has a new owner after a recent transaction worth $6.65 million. The purchase price equals $83,125 per acre. Za Chawn Lian and Biak Hlei Hnem of Washburn, Mo., bought the farm on Shankles Road near Gentry.
The seller was Tonyvanessa LLC, whose members are Tony Dao and Vanessa Hoang. Batesville-based The Citizens Bank provided a 19-year loan of $5.43 million and a four-year loan of $130,000. First National Title Co. in Bentonville was the title agent.
The farm comprises a 1,505-square-foot single-family home built in 2014, 12 poultry houses, ranging from 24,400 to 33,000 square feet, and multiple pole sheds. Dao paid $5.8 million for the property in August 2022. A2E-AR Investment Holdings LLC was the seller.
Bentonville Office
A 27,930-square-foot office building in Bentonville recently sold for $6.4 million. The purchase price equals $229 per square foot.
Blue Lake Shanti LLC, managed by William Brock Martin, bought 802 S.E. Plaza Ave. in the Fountain Plaza addition. Martin is co-founder and managing partner of Orion Capital Partners, a commercial real estate investment firm with offices in Bentonville and Little Rock.
Fountain of Beauty LLC, whose managing member is Marsha Martin, was the seller. Forrest City-based Armor Bank provided a five-year loan of $5.3 million. City Title & Closing LLC was the title agent.
Built in 2005, the two-story building is on 1.87 acres. Fountain of Beauty paid $4.85 million for the property in December 2021. Dynamic Development Inc. was the seller.
Centerton Subdivision
A 40-lot residential addition off Greenhouse Road in Centerton recently sold for $5 million. The purchase price equals $125,000 per lot.
The Landing Homes LLC, whose agent is Vishal Gandhi, bought the lots at The Landing Subdivision. The lots are in the 1500 to 1700 blocks of Buckhorn Flats Road. The seller was Mrs Holdings Group Inc., whose member is Ashlee Meza.
Batesville-based First Community Bank provided a three-year loan of $3.75 million. Mrs Holdings Group paid $852,000 for the 10.38-acre property in March 2024. Commercial Homes By Roth LLC was the seller.
Lowell Industrial
More than 12 acres of industrial property in Lowell recently sold for $5 million. The purchase price equals $405,515 per acre.
B&B Land Holdings LLC, led by Kent Longley, bought 721 S. Lincoln St. Longley is founder and CEO of Cassville, Mo.-based recycling company Marck Industries Inc. The seller was Parcs LLC, managed by Tom Smith.
The 12.33-acre fenced and paved property includes a single-story 10,700-square-foot warehouse, a single-story 3,360-square-foot warehouse, a three-story 2,048-square-foot office building, and a single-story 887-square-foot industrial building, all built in 2010.
Fayetteville Offices
More than 38,000 square feet of single-story office buildings in Fayetteville recently sold for $4.16 million. The purchase price equals $109 per square foot.
Red Dirt Holdings LLC, led by Kyle Naples, bought 2805 E. Zion Road, 4153 N. Crossover Road and 4171 N. Crossover Road. Texarkana, Texas-based Checkk Properties LLC, managed by Susan E. Naples, was the seller.
Fayetteville-based Signature Bank of Arkansas provided a four-year loan of $4.8 million. City Title & Closing LLC in Fayetteville was the title agent.
The acquisition includes a 24,360-square-foot building, constructed in 2002, and 9,400-square-foot and 4,320-square-foot buildings, both built in 1975.
Lowell Townhomes
Eight two-unit multifamily properties in Lowell recently sold for $3.78 million. The purchase price equals $236,700 per unit.
Bentonville-based Hudson Steel LLC, managed by Christopher Woodard, bought the two-story townhome properties in the 400 block of Alfalfa Avenue and the 1500 block of Bermuda Street.
The seller was DHIR – Northwest Arkansas I LLC, an affiliate of Arlington, Texas-based homebuilder D.R. Horton Inc., whose chief financial officer is Bill W. Wheat. Searcy-based First Security Bank provided a two-year loan of $13.7 million. City Title & Closing LLC was the title agent.
The townhome properties are in the 78-unit Flyway Meadows addition, between U.S. Highway 71B and Honeysuckle Street. Each three-bedroom unit ranges from 1,528 to 1,690 square feet.
